Over the past several months, we’ve been forecasting a notable shift in the housing market—and in June, that shift became official. The Eastside market has transitioned from a seller’s market to a balanced market, where neither buyers nor sellers have a clear upper hand.

We’re often asked what defines market conditions. While many factors are at play, it ultimately comes down to classic Economics 101: supply and demand. As of the end of June, the Eastside had 2.4 months of housing inventory—more than any June in the past decade. That’s a clear signal of increased supply.

This uptick in inventory might give some sellers pause, especially when they see that the median sold price is down 2% compared to last June. But there’s more to the story.

Here’s the good news: nearly half of all homes (46%) sold in June closed at or above asking price. And if you’ve owned your home for seven years, you’ve likely seen a 65% increase in value during that time (based on median sold price appreciation). That’s the beauty of real estate: you’ve enjoyed the lifestyle and earned a return—equivalent to about 9% annually. We call that a win-win!
